Within a 15-minute drive you’ll find plenty of local sights and amenities, including the well-known Porto de Phuket shopping district, the famous Boat Avenue, luxury spas, and many bars and restaurants.

Aileen Villas Layan is developed by Trinity Property. It is a residential complex of six villas in a quiet, secluded spot not far from Layan beach. The listing does not state the villa area, the number of bedrooms or the finish. The manager will send these with the presentation and floor plans, and it is worth getting them in writing before you book.
Sources give the exact distance to the beach differently, so ask the manager and check the route on the map. The complex was completed in 2023, which means you can see a finished house rather than a project on paper.
Layan is on Phuket’s west coast in Thalang district, next to Bang Tao. Within a 15-minute drive are the Porto de Phuket shopping quarter, Boat Avenue, spas, bars and restaurants. For daily errands that means a car or a scooter: you cannot walk from the quiet village to the services.

These are asking prices, the report has no transaction register, and the top of the range should be read as a ceiling, not a typical price. For comparison, also see villas in Phuket.
A complex of a few villas is meant for people who want their own house with a pool without the noise of a large village. It suits winters on the island, permanent living and rentals of a month or longer. If you want a house right on the water, or an apartment with a management company and a shared pool, look at new developments in Phuket.
Form of ownership. A foreigner, as a rule, does not register the land under a villa in their own name. The usual structures are a lease of up to 30 years registered at the land office, and ownership of the house. A lawyer checks the structure and the exceptions.
Lease renewal. In 2023 the Supreme Court declared invalid prepaid renewals of a lease for two further 30-year terms on the same conditions. Read the renewal terms in the agreement.
Slope and height. The Ministry of Natural Resources order in force since December 2024 for five years restricts building on slopes and near the sea. Ask which plot the house stands on and how drainage and access work in a downpour.
Fees. Find out the monthly fees for security, the pool and the garden before you book, and who collects them.
One villa of six. In a small complex it matters which villas are available, how they are laid out and what the price includes: furniture, pool, parking.
Agreement. Ask for the whole reservation agreement before you transfer any money and read the refund terms.
