About the project
The Victory is developed by Andaman Asset Solution. It is a complex of 40 two-storey villas in Layan in a minimalist style. Every villa has a private pool. Residents have shared facilities: a spa, a restaurant, a lounge area, cigar and wine rooms, a running track and a gym.
This set is closer to a club village than to a collection of separate houses. So it is important to find out which of the shared areas already work, who owns them and whether using them is included in the monthly fee. The completion date and status are shown in the listing card above, and if it says to ask the manager, ask separately how ready the villas are.
Location and what is nearby
Layan is on Phuket’s west coast in Thalang district, next to Bang Tao. The beach is an eight-minute drive, so check the route on the map. This is a village where you drive to the beach, shops and schools.

According to Knight Frank, the villa price range in the Layan zone in 2025 was from 22.8 to $8,467,000, and Layan’s share of the villas sold on the island was 5.9%. The report classes Layan, Bang Tao and Kamala as ultra-luxury zones. The top of the range should be read as a ceiling, not a typical price, and all the figures in the report are asking prices. Who it suits

What to check before you book
Form of ownership. A foreigner, as a rule, does not register the land under a villa in their own name. The usual structures are a lease of up to 30 years registered at the land office, and ownership of the house. A lawyer checks the structure and the exceptions.
Lease renewal. In 2023 the Supreme Court declared invalid prepaid renewals of a lease for two further 30-year terms on the same conditions. Read the renewal terms in the agreement.
Shared areas. Ask whether the spa and restaurant are open, who runs them and whether residents pay separately.
Fees. Find out the monthly fees before you book. They depend on the set of services.
Slope and height. The Ministry of Natural Resources order in force since December 2024 for five years restricts building on slopes. Ask about the plot’s topographic survey, drainage and access in a downpour.
Agreement. Ask for the whole reservation agreement before you transfer any money and read the refund terms.
