About the project
Ayana Heights Seaview Residence is built by T.H. Group Phuket. It is a residential complex for buyers who want a home with a view of the Andaman Sea. The building is laid out in cascading levels, with panoramic views and privacy. It is a seven-storey building, most apartments have an ocean view, and the grounds have a pool, a gym and a children’s centre.

Location
Layan is on Phuket’s west coast in Thalang district, next to Bang Tao. Knight Frank reports treat Layan as a separate zone. It is about 1 km to the beach, so check it on the map, keeping in mind that the building is on a slope.
Market prices
In its 2025 report Knight Frank names Layan the second most expensive condo zone among the zones in the report: an average asking price of $5,850 per sq m, after Bang Tao (283,975). Who it suits
The cascading layout is meant for a buyer for whom the main thing is the sea view from the terrace. It suits winters on the island and permanent living. If you need the view from a specific apartment, ask the manager for photos from that floor and the building plans: the view depends on the floor and the side of the building. If you plan to rent out, first find out the building’s rules, because the 2004 Hotel Act requires a licence for stays shorter than a month, and the rules of many condos forbid short-term rentals.
What to check before you book
The view from your apartment. Most apartments have an ocean view, but not all. Find out which floors and unit numbers face the sea and what neighbouring construction will block.
Slope. The Ministry of Natural Resources order in force since December 2024 for five years limits building heights: at 40 to 80 m above sea level, buildings may be no taller than 8 m, and above 80 m building is not allowed except in certain cases. For a building on a slope, ask about the permit, retaining walls, drainage and access in a downpour.
Foreign quota. A foreigner can register a condo apartment in their own name as long as foreigners hold no more than 49% of the building’s floor area. Find out how much of the quota is left.
Timing and fees. The completion date in the listing is as of the day the catalogue was updated. Ask what stage construction is at and what the monthly fee is.
Agreement. Read the whole reservation agreement before you transfer any money.
