The “from” price, handover date and status are shown in the card above. Here is the project, the area and what to ask the manager.
About the project
Harmonia City Garden is being built by Global Top Group. The complex consists of four buildings of eight floors each. Each building is surrounded by fountains, pools, paths and gardens. There is underground parking beneath the complex, and nearby are restaurants, cafes, massage salons and a landscaped rooftop bar. It is not clear which of these facilities are within the grounds and which are in the surroundings, so ask the manager and look at the master plan in the presentation.
Location
The catalogue card places the project in Central Pattaya. This is the urban part between North and South Pattaya. It has no official borders, and on portals the area includes both blocks of South Pattaya and buildings east of Sukhumvit Road. So check the building’s address on a map and measure the route to Pattaya Beach from the plot itself. Near the centre are the Central Pattaya, Royal Garden Plaza and Central Marina malls and the private hospitals Pattaya Memorial and Pattaya International. More on the page Central Pattaya.
Who it suits
The project is for those who want city life with shops, hospitals and cafes nearby. Quiet areas such as Pratumnak Hill are different. For comparison: according to FazWaz listings on 6 October 2026, the median price per sq m in completed buildings in Central Pattaya is THB 75,820 (44 projects), and in the area’s new developments THB 144,870 (eight projects). These are asking prices. The manager will send the exact price, the condos still available and the project presentation.
What to check before reserving
Flooding. On 24 September 2026, after a downpour, water on a number of streets in the centre rose by about 50 cm, and up to 1 m at chronic spots. Central Pattaya Road, South Pattaya Road, Beach Road and Soi Buakhao were flooded. Ask at what level relative to the road the underground parking sits and how the plot is drained.
Noise. Open sources give no noise data by street. Come to the site in the evening and at the weekend.
What will be built nearby. Plots in the urban part are densely developed, so find out which buildings are permitted on neighbouring plots.
Handover date. Dates differ between catalogues and portals. Check the date against the contract.
Foreign quota. A foreigner registers a condo in their own name as long as foreigners hold no more than 49% of the building’s floor area. Find out the remaining quota before reserving.
Fees. Ask for the monthly fee for the common areas and the one-off contribution to the building fund. In completed buildings in Central Pattaya the common-area fee is about THB 40 per sq m per month by listings, and the figure is given by the seller. For a new development the developer sets the rate, and for a project with gardens and pools it may differ.
Renting out. Renting for less than a month without a hotel licence is illegal according to the authorities. We can help with renting out for a month or longer.
Other projects in the city are collected on the page of new developments in Pattaya. No commission for the buyer, we check the documents before the deal. We show properties in person and by video.
