About the project
Zensiri Midtown Villas is being built by ESS Developments. The project has 26 villas, each with a pool. The grounds have a large shared pool, a fitness centre and landscaped tropical gardens. The card gallery shows the villas, the interiors and the site plan.
The “from” price, handover date and status are shown in the card above. The manager will send the current price list, layouts and the villas still available. The manager will also confirm the house areas.
Location
The project stands in the very centre of the city, on Third Road Soi 22, 300 metres from South Pattaya Road. Central Pattaya is the urban part between North and South Pattaya, and the city plan has no official districts. Nearby, within the city, are the Central Pattaya, Royal Garden Plaza and Central Marina malls and the private hospitals Pattaya Memorial and Pattaya International. Pattaya Beach stretches about 2.65 km on the map. Ask the manager for the distance from this particular house to the beach and to the malls. Details on the area, prices and rentals are collected on the page Central Pattaya.
To the south is Walking Street, the nightlife street. Open sources give no noise data by street, so come to the viewing in the evening.
Who it suits
A villa with a pool in the centre suits those who want a house but are not ready to live outside the city: malls, hospitals and the beach are close. For wintering and permanent living this format is convenient because everything is near. For renting out, the costs of a house and a pool are higher than for a condo, so you need to run the numbers in advance. We can help with renting out, and we will do a preliminary calculation for the project separately.
What to check before buying
Flooding. In Pattaya Mail reports Third Road comes up year after year among the streets that flood. On 24 September 2026, according to The Star and The Pattaya News, water on a number of central roads rose by about 50 cm after a downpour. This does not mean that water entered this village. Ask the juristic entity whether water has reached the plot and the house, and look at the yard after rain.
Form of ownership. A foreigner cannot buy land. Usually the plot is leased for up to 30 years, registered at the land office. How the house is registered separately from the land should be confirmed with a lawyer. A promise to renew the lease “30 plus 30 plus 30” is not a guarantee. Schemes with a Thai company in which a foreigner effectively owns the land are prohibited by law.
Village fees. If the village has a registered juristic entity, buyers pay contributions. If there is a debt, an official may suspend registration of deals on the plot, so ask for a certificate that there is no debt.
Common areas. A large pool and a gym for 26 villas. Ask how the upkeep costs are shared and who manages them.
Renting out. Renting for less than a month without a hotel licence is illegal according to the authorities, and the law does not name an exact limit in days.
A general overview of villas and documents is on the page villas in Pattaya, and other projects are in the section new developments in Pattaya.
