About the project
Grand Solaire Noble is being built by S.L.R. The complex will occupy a plot of 12,500 square metres and rise to 50 floors, with 1,764 condos in total. The windows look onto Pattaya Bay, Pratumnak Hill, Jomtien beach and Koh Larn island. This is a large building, and a large building has many residents and owners, so before buying it helps to understand how management, parking and lifts are organised.
The “from” price, handover date and status are shown in the card above. The manager will send the exact price list, the condos still available and the project presentation. In catalogues the “from” price and the price of a specific condo may differ, so check not the headline but the condo number and floor in the price list.
Do not confuse it with Grand Solaire Pattaya
S.L.R. reuses the name. Grand Solaire Noble stands in the city centre, while Grand Solaire Pattaya, with its 67-floor tower, belongs to Thappraya. It is a different project with its own page, Grand Solaire in Thappraya. Price, handover date and terms from there cannot be carried over here. When talking to a seller, name the project by its full name.
Location
The area in our catalogue is Central Pattaya, and according to the project’s website it is on Third Road. This is the urban part between North and South Pattaya with shopping malls and hospitals. Nearby are Central Pattaya, Royal Garden Plaza and Central Marina, and the private hospitals Pattaya Memorial and Pattaya International. To the south is Walking Street, the nightlife street. Open sources give no noise data by street, so view the condo in the evening. The area is covered on the page Central Pattaya.
As a market benchmark: according to FazWaz listings on 6 October 2026, the median price per sq m in completed buildings in the centre is THB 75,820 (44 projects). New developments in the centre are at THB 144,870 per sq m, the highest of the six zones, but the calculation covers only eight projects. The prices are asking prices, not deal prices.
Who it suits
Grand Solaire Noble is for those who want a new building in the urban part, with a view of the bay and shopping malls and hospitals nearby. The area is convenient for living without a car, but you will have to accept the noise and traffic of the centre. For renting out, the median rate of a one-bedroom in a completed building in the centre is THB 17,000 per month by listings, and THB 15,500 for a studio. For a new tower this is not a forecast. We can help with renting out.
What to check before reserving
Flooding. On 24 September 2026, after a downpour, water on a number of roads in the centre rose by about 50 cm, and up to 1 m at chronic spots. Ask the juristic entity and the developer how the lower floors and the parking entrance are protected.
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. In a building of 1,764 condos, confirm the remaining quota in writing.
Fees. In the centre the common-area fee is about THB 40 per sq m per month by listings, and for half of the projects it is between 30 and 45. For a new tower the developer names the rate, and the juristic entity’s budget gives the exact figure.
Reservation agreement. Check the seller’s legal entity, the conditions for refunding the reservation, the payment schedule and what it says about postponed handover.
Short-term rentals. Renting for less than a month without a hotel licence is illegal according to the authorities.
If you want the hill away from the centre, see Pratumnak. Other construction projects in the city are collected in the section new developments in Pattaya.
No commission for the buyer, we check the documents before the deal. We show properties in person and by video.
