About the project
Zenith Pattaya is being built by SLR. The project offers 582 apartments: from studios of 30 sq m to two-bedroom units of up to 75 sq m. The project has ground-floor apartments with direct access to the pool. For such units, look at how privacy is protected: it depends on the layout and the fencing.
Do not confuse this project with the separate Zenith Pattaya II card: it has its own price and its own completion date. Ask the manager for the data on each separately.
Where it is
Zenith Pattaya is located not far from Thappraya Road soi 15, opposite Pratumnak Hill. The Thappraya area lies between Pattaya and Jomtien and stretches along Thappraya Road. The area has no official boundaries; it is an informal name. We place the building in the Thepprasit area. The neighbouring area is covered on the Thappraya page, and the hill next to it is described on the Pratumnak page.
Market prices
By FazWaz listings on 6 October 2026, the median price per metre in completed buildings in Thappraya is $1,660, the lowest of the six Pattaya zones. For new developments the median is $3,860 per sq m, but there are only three projects with three or more listings, so the sample is small. The prices are asking prices, not transactions. The “from” price and the completion date of Zenith Pattaya are shown on the card above, and a manager will send the current price list.
Who it suits
If you want to buy a unit in Zenith Pattaya, you are choosing south Pattaya, where by portal medians a metre in Thappraya is cheaper than in Wongamat. Studios and one-bedroom units suit a winter stay and living here, and larger units suit a family. We help with renting out. The median rent of a one-bedroom in completed buildings in Thappraya is $480 a month by listings. This is an asking rate and does not guarantee income. We prepare a preliminary calculation for the project separately.
What to check before buying
Common-area fee. The median across Thappraya projects is about $0 per sq m a month. The exact rate comes from the budget of the building’s legal entity.
Foreign quota. A foreigner buys under the foreign quota, and the share of foreigners in the building is no more than 49% of the area. Check the remaining quota before reserving.
Completion date. The completion date is shown on the card above. Read the handover date of your unit and the terms in case of delay in the contract.
Ground-floor units. If you are considering an apartment with access to the pool, ask for the floor plan and look at how the fencing and the entrance are arranged.
Drainage. The city completed drainage from Thepprasit Soi 9 to Jomtien Second Road in early 2026. If the building stands nearby, ask about flooding and look at the yard after rain.
Unsold stock in the market. In February 2026 Pattaya Mail wrote about a build-up of unsold stock in Jomtien and the southern beach zones. This is a reason to ask the developer about a discount and instalments.
Reservation contract. Before paying, read the reservation refund terms. We check the documents before the deal.
