About the project
Grand Solaire Pattaya is being built by S.L.R. The project occupies a plot of 23,200 square metres and includes a 67-storey tower with 2,326 units in total. It is a large building, and a large building has many residents and owners, so before buying it helps to understand how management, parking and lifts are organised.
The “from” price, completion date and status are shown on the card above. They change with the sales phases, so a manager will send the exact price list, available units and the project presentation. There are projects on the market with a similar name and other phases, so check the address and the phase name in the reservation contract.
Where it is
The building stands on Thappraya Road, between Jomtien and the central areas. Thappraya lies along Thappraya Road, which connects Pattaya with Jomtien, next to Pratumnak hill. The area has no official boundaries; it is an informal name, so portals assign the same building sometimes to Thappraya and sometimes to Jomtien. We have collected an overview of the area, the price per metre and rent by listings on the Thappraya page.
The beach is not five minutes on foot from the area: on portal cards the median distance to the beach for the area’s cheap listings is 1.81 km. If a view of the water or quick access to the beach matters to you, look at the specific floor and side of the building, not the name of the area.
Who it suits
Grand Solaire Pattaya is for those who want a new building with large-scale facilities and want the centre and Jomtien at an equal distance. Buying at the construction stage suits those who are ready to wait for completion and to check the dates against the contract. For life without a car, check the way to the beach and shops in person: since 10 April 2026 a songthaew costs $0 per trip of up to 10 km.
For comparison: completed buildings in Thappraya by FazWaz listings on 6 October 2026 have a median of $1,660 per sq m, the lowest figure among the six Pattaya zones. New developments in the area in the same sample are $3,860 per sq m, but there are only three projects with three or more listings, so take that figure as a guide. The prices are asking prices, not transactions.
What to check before reserving
Quota. A foreigner buys under the foreign quota, and the share of foreigners in the building is no more than 49% of the area. Ask how much foreign quota is left in your particular tower.
Fees. The common-area fee in Thappraya in listings is about $0 per sq m a month. In a new building the developer names the rate, and the exact one comes from the legal entity’s budget; in a 67-storey tower it is worth requesting it in writing.
Reservation contract. Check within what period and on what terms the reservation is refunded, what is written about changes to the layout and postponement of handover, and who the seller’s legal entity is.
Drainage. In 2026 the city completed drainage from Thepprasit Soi 9 to Jomtien Second Road. If construction is going on near low ground, ask the manager how the building is protected from water.
You can compare Thappraya with its neighbours on the Jomtien and Pratumnak pages. Other construction projects in the city are collected in the new developments in Pattaya section.
No commission for the buyer. We check the documents before the deal. We show properties in person and by video.
