About the project
Zenith Pattaya II is being built by SLR. It is over 900 residences in six eight-storey buildings, with more than 70% of the units having panoramic views of lagoons and gardens. The design is modern, with Japanese touches, and the spaces are open with natural ventilation. The finishing includes marble kitchens, energy-efficient systems and smart face-recognition access.
The “from” price, completion date and status are shown on the card above. A manager will send the current price list, layouts and available units. A manager will also send the sizes and mix of units.
Do not confuse the project with the separate Zenith Pattaya card: it has its own price and its own completion date in the catalogue. Ask the manager for the data on each separately.
Where it is
Thappraya lies between Pattaya and Jomtien, next to Pratumnak hill. The area stretches along Thappraya Road, which connects Pattaya with Jomtien. The area has no official boundaries; it is an informal name. The manager will confirm the project’s exact address; ask which street the building is on and how many minutes it is from the beach. Data on the area, prices and rent is collected on the Thappraya page.
Who it suits
Six buildings and over 900 residences mean a large complex with a busy life inside and many neighbours. It suits those who choose south Pattaya for a lower price per metre: by FazWaz listings on 6 October 2026, the median price per metre in completed buildings in Thappraya is $1,660, the lowest of the six Pattaya zones. For new developments the median is $3,860, but there are only three projects with three or more listings, so the sample is small. The prices are asking prices, not transactions. We help with renting out. The median rent of a one-bedroom in completed buildings in Thappraya is $480 a month by listings; this is an asking rate and does not guarantee income. We prepare a preliminary calculation for the project separately.
What to check before buying
Views. More than 70% of the units have a panorama of lagoons and gardens, and the rest may have a different view. Ask what view a specific unit has, and ask for a master plan showing the height of neighbouring buildings and future construction.
Common-area fee. The median across Thappraya projects is about $0 per sq m a month, and the figure in listings is given by the seller. For a large complex, the exact rate and the management plan come from the legal entity’s budget.
Foreign quota. A foreigner buys under the foreign quota, and the share of foreigners in the building is no more than 49% of the area. Check the remaining quota before reserving; in a large complex it is better to check it for each building.
Order of the buildings. Ask whether the six buildings are handed over one after another, which building is yours and what construction will continue nearby after move-in.
Drainage. The city completed drainage from Thepprasit Soi 9 to Jomtien Second Road in early 2026. If the building stands nearby, ask the legal entity about flooding and look at the yard after rain.
Unsold stock in the market. In February 2026 Pattaya Mail wrote about a build-up of unsold stock in Jomtien and the southern beach zones. This is a reason to ask the developer about a discount and instalments.
Reservation contract. Before paying, read the reservation refund terms. We check the documents before the deal.
