About the project
The Riviera Palm Beach is being built by Riviera Group. The building stands on the first line of Wongamat beach. We advise checking the developer by its completed buildings: visit Riviera buildings that are already finished and talk to residents and the management company.
According to the FazWaz portal, the building has 47 floors. The “from” price, completion date and status are shown on the card above. Dates differ between sources, so in the reservation contract check the date, not the headline of a listing. A manager will send the exact price list, available units and the project presentation.
Where it is
Wongamat lies in the north of Pattaya, in Naklua. The area is sometimes spelled Wang Gomat, which is the same place. The area has no official boundaries; the name is informal. On the OpenStreetMap map the beach stretches for about 1.2 km, and further north there are the small beaches Palm, Crescent Moon, Bamboo and Sanctuary. There is no road along the beach itself, and the buildings are reached from Naklua Road by side lanes. All distances to the centre, hospitals and shops are best checked by driving, as they are shorter in a straight line than by road. We have collected an overview of the area on the Wongamat page.
As a market reference: by FazWaz listings on 6 October 2026, the median price per metre in completed buildings right by the water, within 130 m of the beach, is $3,940. In the strip up to 300 m it is $3,450, and further from the beach 69,450. For all of Wongamat and Naklua it is $2,500. The prices are asking prices, not transactions.
Who it suits
A first-line building is chosen for its closeness to the water and the view. You will pay noticeably more for this than for a unit in the second strip, with the difference in the median almost twofold. If you need the sea for weekends but will live elsewhere, compare with units further from the shore. For renting out, rates by the water in listings are higher than deeper in the area, but how many months a year a unit is occupied is not shown by open data. We help with renting out and prepare a preliminary calculation for the project.
What to check before reserving
Height and view. The Ministry of Natural Resources order of 2020 limited the height of new buildings near the shore, and it expired on 24 July 2025. We have not checked whether the restriction applies now. See what stands and is being built nearby, and ask the developer in writing.
Quota. A foreigner buys under the foreign quota, and the share of foreigners in the building is no more than 49% of the area. Ask for the remaining quota in your particular tower.
Fees. In completed buildings in Wongamat the common-area fee by portal cards is from 30 to $0 per sq m a month. For a new building the developer names the rate, and the exact one comes from the legal entity’s budget; in a 47-storey building, request it in writing.
Reservation contract. Check the reservation refund terms, the payment schedule and what is written about changes to the layout and postponement of handover.
The beach. Pattaya Mail wrote about rocks on Wongamat beach in 2023 and 2025. Look at the beach by the building yourself.
For price and the way to the sea, buyers compare Pratumnak and Jomtien. Other construction projects in the city are collected in the new developments in Pattaya section.
No commission for the buyer. We check the documents before the deal. We show properties in person and by video.
