About the project
The Riviera Santa Monica is sold by Riviera Group. It is a residential complex of apartments. The number of floors, the number of condos and the list of amenities are not given in our card, so the amenities, areas and layouts need to be confirmed and fixed in the documents.
The “from” price, handover date and status are shown in the card above. The card has a presentation, a price list and a project video attached, and the manager will send the current version. This matters: prices and available condos change, and a presentation can go out of date. Check the condo number and the phase in the reservation agreement.
Location
The project is in Jomtien, a long beach in the south of Pattaya. The shore stretches about 6 km, the beach lies 3 km from Pattaya Beach and, according to the Tourism Authority of Thailand, is calmer than the central one. Jomtien Beach Road runs along the shore, behind it is the second line, Jomtien Sai Song, and the sois leading to Thepprasit Road. The card has no address or distance to the water, so ask the manager to show the plot on a map. The area is covered on the page Jomtien.
As a market benchmark: according to FazWaz listings on 6 October 2026, the median price per sq m in Jomtien’s new developments is THB 122,830 (14 projects), and in completed buildings THB 66,090. A one-bedroom in a completed building has a median of THB 2,875,000 for 36.6 sq m. The prices are asking prices, not deal prices.
Who it suits
The project is for those choosing a new building with a developer’s presentation and comparing it with other towers in Jomtien. For such a comparison, take three buildings and compare the distance to the beach, the handover date, the finish list and the conditions for refunding the reservation. Rentals in Jomtien depend on the building: the median one-bedroom in a completed building by listings is THB 14,750 per month and a studio THB 11,500. These are the rates of older buildings and not a forecast for a new tower. We can help with renting out and make a preliminary calculation for the project.
What to check before reserving
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. Ask for the remaining quota in Santa Monica.
Fees. In completed buildings in Jomtien the common-area fee on portal cards is from THB 10 to 50 per sq m per month, and in buildings from 2013 to 2022 more often from 35 to 40. For a new building the developer names the rate, and the juristic entity’s budget gives the exact figure. Ask separately about the one-off building fund contribution.
Reservation agreement. Check the conditions for refunding the reservation, the payment schedule, the list of finish and appliances and what it says about postponed handover.
Stock on the market. In February 2026 Pattaya Mail wrote about a build-up of unsold stock in Jomtien and about discounts with instalment plans from developers. This is a reason to ask which terms apply right now.
Transport. Since 10 April 2026 a songthaew costs $0 for a ride of up to 10 km. In 2025 there was no direct route from Jomtien to the centre, and passengers changed in South Pattaya.
Other construction projects in the city are collected in the section new developments in Pattaya.
No commission for the buyer, we check the documents before the deal. We show properties in person and by video.
