About the project
Dusit Grand Park 2 Pattaya was built by Dusit Group. The complex consists of five eight-storey buildings around a large lagoon-shaped pool. The condos are fully furnished, and each has a full set of appliances, including air conditioners.
The “from” price and status are shown in the card above, and the building is already completed. This means you can see a real building rather than renderings: walk through the courtyard, the lifts and the parking, and see what the pool looks like on an ordinary day. The manager will send the specific condos available, the price list and the presentation.
Location
We place the building in Jomtien. On the FazWaz portal the address in the listing is given as Nong Prue, so check the address on a map for any listing. The Jomtien area is covered on the page Jomtien: the beach stretches about 6 km, Jomtien Beach Road runs along it, and behind it is the second line.
The Pattaya immigration office is on Soi 5 of Jomtien Beach Road, where stay extensions are also filed. Since 10 April 2026 a songthaew costs $0 for a ride of up to 10 km. For the beach it is better to calculate the route from the building itself, not from the area on the map.
Who it suits
Dusit Grand Park 2 suits those who want a condo with furniture and appliances without waiting for construction. For renting out this is also a plus: a ready home can be shown without delay. Benchmarks from FazWaz listings on 6 October 2026: studios in Dusit Grand Park, Lumpini and Laguna are rented from THB 6,600 to 9,500 per month. The median one-bedroom in completed buildings in Jomtien rents for THB 14,750 per month, and a studio for THB 11,500. These are asking rates, and open data does not show what stands behind them in real contracts.
We can help with renting out. Renting for less than a month without a hotel licence is illegal according to the authorities, and the law does not name an exact limit in days.
For a comparison of prices per sq m: the median in completed buildings in Jomtien by the same data is THB 66,090, and the cheapest studios under the foreign quota start from THB 1,200,000. The prices are asking prices, not deal prices.
What to check before the deal
New sale or resale. In a completed building a condo can be bought from the developer or from a private owner. The terms and documents differ between these cases, so ask the manager which one applies to you.
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. Find out the remaining quota before reserving.
Common-area fee. In one private owner’s listing on 8 September 2026, Dusit Grand Park shows a fee of THB 35 per sq m per month. This is the seller’s figure, and the exact rate and any debts on the condo are shown by the juristic entity’s certificate. Without it the Land Department will not register the transfer.
Building fund. In completed buildings it is from THB 200 to 600 per sq m. On a resale the contribution has usually already been paid by the first owner, so confirm this in the contract.
Condition of the condo. In a completed building the furniture and appliances may not be new. Ask for an inventory and check that the air conditioners work.
Nearby you can compare Thappraya and Pratumnak, and the city’s new developments are collected in the section new developments in Pattaya. 0% instalment plans of up to 5 years apply to new developments.
No commission for the buyer, we check the documents before the deal. We show properties in person and by video.
