About the project
Embassy Life Pattaya continues the Embassy line from the developer Matrix Development. The design builds on the best elements of the previous Embassy project: a black-and-white palette in the spirit of Chanel and the Italian Dolce Vita aesthetic. It is a large-scale complex with pools, many infrastructure zones and a rooftop pool with a panoramic view. Ask the manager about the common areas and the order in which the pools are opened.
The “from” price, handover date and status are shown in the card above. The manager will send the presentation, video and price list. Do not confuse Embassy Life with Embassy and Embassy World: these are separate projects with different phases, prices and handover dates, so name the one you mean when talking to a seller.
Location
The complex is in Jomtien, a long beach in the south of Pattaya. The shore stretches about 6 km, and the beach lies 3 km from Pattaya Beach and, according to the Tourism Authority of Thailand, is calmer than the central one. Jomtien Beach Road runs near the beach, and behind it are the second line, Jomtien Sai Song, and the sois leading to Thepprasit Road.
The card gives no address or distance to the water, so ask the manager to show the plot on a map and give the distance to the beach. The area is covered on the page Jomtien: prices per sq m by listings, rentals, fees and what to check.
Who it suits
Embassy Life Pattaya is for those who value infrastructure inside the complex: pools, recreation areas and shared grounds. It suits someone buying off plan who is ready to check dates against the contract. If you need to move in within the next few months, look at completed buildings in Jomtien. For comparison: according to FazWaz listings on 6 October 2026, the median price per sq m in completed buildings in Jomtien is THB 66,090, and in new developments THB 122,830 (14 projects). The prices are asking prices, not deal prices.
For renting out in Jomtien there is a benchmark from listings on the same date: the median one-bedroom in a completed building is THB 14,750 per month, and a studio THB 11,500. These are rates from listings, and open data does not show what stands behind them in contracts. We can help with renting out and make a preliminary calculation for the project.
What to check before reserving
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. Ask how much foreign quota remains in the phase you want.
Size of the complex. The larger the project, the more important it is to know how many condos and phases are planned and in what order the pools and infrastructure are opened. Find out what is delivered with the building and what is promised later.
Reservation agreement. Find out within what period and on what terms the reservation is refunded, what it says about postponed handover and who the seller’s legal entity is.
Fees. The common-area fee in completed buildings in Jomtien on portal cards is from THB 10 to 50 per sq m per month. For a large complex with pools, ask for the juristic entity’s budget: the rate depends on how many common areas have to be maintained.
Stock on the market. In February 2026 Pattaya Mail wrote about a build-up of unsold stock in Jomtien and about discounts with instalment plans from developers. 0% instalment plans of up to 5 years.
Other projects in the city are collected in the section new developments in Pattaya.
