About the project
Embassy World Pattaya is a new low-rise residential complex by the developer Matrix Development. It is built on the concept of a European urban resort: European architecture, thoughtful layouts and a calm atmosphere 800 metres from the Jomtien coast. Ask the manager and check the contract for the common areas and infrastructure.
The “from” price, handover date and status are shown in the card above. Confirm the handover date in writing: go by the date in the reservation agreement, not by advertising. The manager will send the exact price list and the condos still available.
Location
The complex is in Jomtien, a long beach in the south of Pattaya, about 6 km along the shore. Jomtien Beach Road runs along the beach, and behind it is the second line, Jomtien Sai Song. A distance of 800 metres to the water means you will have to walk or drive to the beach, and a sea view depends on the building and the floor. The area is covered in detail on the page Jomtien: prices per sq m by listings, rentals, fees.
The Pattaya immigration office is on Soi 5 of Jomtien Beach Road, where stay extensions are also filed. Since 10 April 2026 a songthaew costs $0 for a ride of up to 10 km, and in 2025 there was no direct route from Jomtien to the centre. For living without a car, check the transport on site.
Who it suits
Embassy World Pattaya is for those who want a new development with an instalment plan and are ready to check the handover date against the contract. It suits you if you want a low-rise format and an area away from the centre. Those who need a quick move-in are better off looking at completed buildings: there are many in Jomtien, and the median price per sq m in them by FazWaz listings on 6 October 2026 is THB 66,090. New developments in Jomtien in the same sample have a median of THB 122,830 per sq m (14 projects). The prices are asking prices, not deal prices.
What to check before reserving
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. Find out how much foreign quota remains in the building you want.
Building and handover date. Ask in writing which building or phase the condo belongs to and when it is delivered.
Reservation agreement. Find out how the reservation is refunded, what it says about postponed handover and layout changes, and who the seller’s legal entity is.
The market around. In February 2026 Pattaya Mail wrote about a build-up of unsold stock in Jomtien and on the southern coast and about discounts with instalment plans from developers. This is a reason to ask which terms are on offer now. 0% instalment plans of up to 5 years.
Common-area fee. In completed buildings in Jomtien it is from THB 10 to 50 per sq m per month by the cards. For a new building the developer will name the rate, but the juristic entity’s budget gives the exact figure.
