About the project
Skypark Lucean Jomtien is being built by Banyan Tree Group. The project consists of three high-rise buildings on a single gated site. Two buildings have 60 floors and one has 31. Most condos will have a sea view. The necessary infrastructure is nearby.
The “from” price, handover date and status are shown in the card above. The manager will send the exact price list, the condos still available, layouts and the project presentation. The card has a project video. When buying in such towers, what matters is not pictures taken from height but the building number and the floor, so ask for the floor plan and the position of the condo relative to neighbouring towers.
Location
The complex stands in the centre of Jomtien, 200 metres from the sea. Jomtien stretches along the shore for about 6 km and lies 3 km from Pattaya Beach. According to the Tourism Authority of Thailand, the beach is calmer than the central one. Jomtien Beach Road runs along the shore, and behind it is the second line, Jomtien Sai Song. The distance of 200 metres is worth checking on a map and on foot, especially if you have to cross a road. The area is covered on the page Jomtien.
As a market benchmark: according to FazWaz listings on 6 October 2026, the median price per sq m in Jomtien’s new developments is THB 122,830 (14 projects), and in completed buildings THB 66,090. The prices are asking prices, not deal prices.
Who it suits
The three towers on shared grounds are for those who want large-scale infrastructure inside the complex and a sea view from a high floor. It is a large project, and large buildings have many residents and owners, so before buying it helps to understand how management, parking and lifts are organised. In two 60-floor towers the lift speed and the evening queue become a topic of their own, so ask the manager about the number of lifts per building.
For renting out, rates in Jomtien depend on the building. The median one-bedroom in a completed building by listings is THB 14,750 per month and a studio THB 11,500, but for a new tower this is not a forecast. We can help with renting out and make a preliminary calculation for the project.
What to check before reserving
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. Confirm the remaining quota in the building you want.
Fees. In completed buildings in Jomtien the common-area fee on portal cards is from THB 10 to 50 per sq m per month. For a new complex the developer names the rate and the juristic entity’s budget gives the exact figure, and for 60-floor towers ask for it in writing.
View and construction. Construction next door may block the view and make noise. Find out what is being built around.
Reservation agreement. Check the conditions for refunding the reservation, the payment schedule, which building and which floor are recorded for you and what it says about postponed handover.
Beach and water. The Marine Department is carrying out the second stage of sand filling on Jomtien beach, and under the contract the works are due by 13 July 2027. Look at the latest reports on the state of the water and the shore before a viewing.
Other construction projects in the city are collected in the section new developments in Pattaya.
