About the project
Sea Spire is being built by Dusit Group. The complex stands on the first line of Jomtien Beach. There are only 11 condos per floor. The layouts range from studios to two-bedroom apartments. The windows are panoramic, with sea views. The finish is complete: furniture, decor and appliances.
The “from” price, handover date and status are shown in the card above. The manager will send the exact price list, the condos still available, layouts and the project presentation. Ask the manager for a list of what the full finish includes: appliance brands, the furniture set, air conditioners. Write all of it into the contract.
Location
Jomtien stretches along the shore for about 6 km and lies 3 km from Pattaya Beach. According to the Tourism Authority of Thailand, the beach is calmer than the central one. Jomtien Beach Road runs along the shore, behind it is the second line, Jomtien Sai Song, and the sois leading to Thepprasit Road. The area is covered on the page Jomtien.
For a first-line building, two questions matter: what lies between the building and the sea, and what will be built nearby. A plot by the beach and a view of the water are not the same thing in a brochure, so look at the floor and the side of the building.
As a market benchmark: according to FazWaz listings on 6 October 2026, the median price per sq m in Jomtien’s new developments is THB 122,830 (14 projects), and in completed buildings THB 66,090. The prices are asking prices, not deal prices.
Who it suits
The building is for those who want a condo with a sea view and a ready finish, without renovation after handover. Few condos per floor suit those who value quiet and fewer people at the lifts. For renting out, rates in Jomtien depend on the building. The median one-bedroom in a completed building by listings is THB 14,750 per month, but for a new tower by the sea this is not a forecast. What to check before reserving
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. Ask for the remaining quota in Sea Spire. Confirm which quota applies to the condo you want.
Fees. In completed buildings in Jomtien the common-area fee on portal cards is from THB 10 to 50 per sq m per month, and for Aquarous, which is under construction, the portal shows THB 67. The developer names the Sea Spire rate, and the juristic entity’s budget gives the exact figure.
Building fund. In completed buildings it is paid once at the first handover from the developer, from THB 200 to 600 per sq m. Ask who pays it in Sea Spire and when.
Reservation agreement. Check the conditions for refunding the reservation, the payment schedule and what it says about postponed handover.
Beach and water. The Marine Department is carrying out the second stage of sand filling on Jomtien beach, and under the contract the works are due by 13 July 2027. Look at the latest reports on the state of the water and the shore before a viewing.
