About the project
Embassy is being built by Matrix Development. The complex consists of three buildings of eight floors each. The landscape inside the grounds will be done in the style of French garden design.
The “from” price, handover date and status are shown in the card above. The manager will send the exact price list, the condos still available, layouts and the project presentation.
How not to mix up the projects
Matrix Development has an Embassy line, and the name repeats. Embassy, Embassy Life and Embassy World are separate projects with different phases, prices and handover dates. If you read about one of them on a portal or in a chat, the price and date from there cannot be carried over to another. When talking to a seller, name the project you mean by its full name and check the phase name in the reservation agreement.
Location
The complex is in Jomtien, a long beach in the south of Pattaya. The shore stretches about 6 km, the beach lies 3 km from Pattaya Beach and, according to the Tourism Authority of Thailand, is calmer than the central one. Jomtien Beach Road runs along the shore, behind it is the second line, Jomtien Sai Song, and the sois leading to Thepprasit Road. The card has no address or distance to the sea, so ask the manager to show the plot on a map and give the distance to the beach. The area is covered on the page Jomtien.
As a market benchmark: according to FazWaz listings on 6 October 2026, the median price per sq m in Jomtien’s new developments is THB 122,830 (14 projects), and in completed buildings THB 66,090. The prices are asking prices, not deal prices.
Who it suits
Low-rise development of three eight-storey buildings suits those who do not need a fifty-storey tower and a queue for the lift. The French park inside the grounds suits those who care more about a green courtyard than a view from height. If you need to move in within the next few months, check the handover date in the card against the contract and look at completed buildings in Jomtien. We can help with renting out and make a preliminary calculation for the project.
What to check before reserving
Quota. A foreigner buys under the foreign quota, with foreigners holding no more than 49% of the building’s floor area. Ask for the remaining quota in the building you want.
Fees. In completed buildings in Jomtien the common-area fee on portal cards is from THB 10 to 50 per sq m per month. For a new complex the developer names the rate, and the juristic entity’s budget gives the exact figure. The park and landscape care are also part of the budget, so ask how this is reflected in the fee.
Reservation agreement. Check the seller’s legal entity, the conditions for refunding the reservation, the payment schedule and what it says about postponed handover.
Building fund. The one-off building fund contribution is paid at the first handover from the developer, and in completed buildings in Jomtien it is from THB 200 to 600 per sq m. Ask who pays it in Embassy.
Besides Jomtien, people look at Central Pattaya, where malls and hospitals are close. Other construction projects in the city are collected in the section new developments in Pattaya.
