About the penthouses

This section is about the penthouses of Wyndham Grand Residences Wongamat, which is being built by Habitat Group. The apartments are in the tourist area of Wongamat, and the project site covers more than 20 thousand square metres. The available area of the penthouses is from 82.80 to 216.81 sq m. All apartments are sold with a full furniture set, appliances and decor.

The card gallery shows the lobby, a guest drop-off zone, a gym, a pool, a roof garden, a sunset lounge, a kids' club and a teen club, and a water play area for children. Where it is

Wongamat lies in the north of Pattaya. By address it is the Naklua tambon, while the name Wongamat is informal and the area has no official boundaries. The beach stretches for about 1.2 km, there is no road along it, and the buildings are reached from Naklua Road by side lanes. To the Terminal 21 shopping mall from buildings in the area it is about 2.25 km in a straight line and 3.2 km by car, and to Central Pattaya 3.86 km in a straight line. Who it suits

A penthouse with furniture and appliances suits those who buy for themselves and want to move in without renovation. An area from 82.80 to 216.81 sq m suits both a couple and a family with guests. For renting out, an expensive penthouse needs a separate calculation: rental rates in Wongamat by FazWaz listings on 6 October 2026 run from $210 a month for a studio near the beach to $740 for a two-bedroom right by the water. What to check before buying

The furniture set. Ask for a list of furniture, appliances and decor with brands and specifications, to be attached to the contract.

Common-area fee. By portal cards, fees in Wongamat are from 30 to $0 per sq m a month. For a penthouse of hundreds of square metres the amount is significant, so find out the exact rate for this building.

Height and view. The Ministry of Natural Resources order of 2020 for Bang Lamung limited the height of new buildings near the shore, and the order expired on 24 July 2025. We have not checked whether the restriction applies now. The view from a penthouse depends on neighbouring construction, so inspect the site and ask the developer in writing.

Foreign quota. A foreigner buys under the foreign quota, and the share of foreigners in the building is no more than 49% of the area. Check the remaining quota before reserving.

The beach. Pattaya Mail wrote that in September 2025 the city removed sharp rocks and rubbish from Wongamat beach. Look at the shore yourself.

Completion date and contract. The date is shown on the card above. Read the handover date of your penthouse and the terms in case of delay in the reservation contract before paying any money. We check the documents before the deal.
