About the project
Siam Oriental Dream in Pattaya is being built by Siam Oriental Condos. Besides the units, the complex has shared facilities. On the roof there will be a sun terrace with a fully equipped leisure area. The building has a gym, two pools, a Finnish sauna and underground parking for cars and motorbikes.
The “from” price, completion date and status are shown on the card above. Check the completion date against the reservation contract. A manager will send the current price list, available units and the project presentation. The same developer has another project on the same hill, Siam Oriental Oasis, and it is best not to confuse them when talking to a seller.
Where it is
The building stands in Pratumnak, the hill between Pattaya and Jomtien. The highest point of the hill is 98 m above sea level according to Wikipedia. The area has no official boundaries, and listings use the spellings Pratamnak and Pratumnak. There are several beaches around. From Yin Yom beach, which the FazWaz portal calls Pratumnak Beach, it is 0.85 km north to Asia Beach, 1.51 km to Cosy Beach and 0.89 km south-east to Dongtan.
There are no shopping malls on the hill itself. The nearest in a straight line: Tukcom 2.8 km, Royal Garden Plaza 3.2 km, Central Pattaya 4 km. Pattaya City Hospital is 3.6 km away and Pattaya Memorial 4.3 km. The distances were measured from the centre of the hill on the OpenStreetMap map, and for a specific building they will differ. More in the area overview on the Pratumnak page.
Who it suits
Siam Oriental Dream in Pattaya suits those who want a quiet life near the sea and a building with its own facilities: pools, a gym, a sauna. If shops and hospitals within walking distance matter to you, see Central Pattaya. For price comparison: by FazWaz listings on 6 October 2026, the median price per metre in completed buildings in Pratumnak is $2,130, and in new developments on the hill $3,200 (four projects). These are asking prices, not transactions.
For renting out there is a reference point: minimum rates on the hill in listings on the same date start at $270 a month for a studio and 10,000 for a one-bedroom. We help with renting out and prepare a preliminary calculation for the project.
What to check before reserving
Construction around. Several buildings are going up on the hill, including near Siam Oriental Oasis. Find out what may rise next to your unit, look at the site yourself and put the question to the developer in writing.
Slopes. In 2014 Pattaya Mail wrote about landslides on steep plots in heavy rain. Ask how drainage is organised on the plot.
The way down to the beach. There is no open data on the steps and access to Cosy Beach and Pratumnak Beach. Look at the descent in person.
Quota. A foreigner buys under the foreign quota, and the share of foreigners in the building is no more than 49% of the area. Find out the remaining quota before reserving.
Contract and fees. Ask for the budget of the common-area fee: in listings on the hill the median is about $0 per sq m a month, and the figure is given by the seller. Check the reservation refund terms and the terms for postponing handover.
Other projects in the city are collected in the new developments in Pattaya section. 0% instalment plans of up to 5 years.
No commission for the buyer. We check the documents before the deal. We show properties in person and by video.
