The “from” price, completion date and status are shown on the card above. Here: the project, the area and questions for the manager.
About the project
The Riviera Malibu is being built by The Riviera Group. It is a residential complex on a plot of 4,300 sq m. It has 279 separate units with areas from 29 to 276 sq m. The range is wide: the same building has both small studios and very large units. Compare the finishing, service and the set of shared facilities from the presentation, and the manager will send the list of shared facilities.
Location
The project stands in Pratumnak, the hill between central Pattaya and Jomtien. The city beach is about five minutes on foot. Check the distance and the climb on the map: the hill has changes in elevation, and five minutes in a straight line may turn out to be longer.
Around the hill there are several small beaches. From Yin Yom beach, which the FazWaz portal calls Pratumnak Beach, it is 0.85 km to Asia Beach, 1.51 km to Cosy Beach and 0.89 km to Dongtan. There are no shopping malls on the hill itself: it is 2.8 km to Tukcom, 3.2 km to Royal Garden Plaza and 4 km to Central Pattaya in a straight line. The map shows no hospitals on the hill, and Pattaya City Hospital is 3.6 km away. More on the area, prices and rent is on the Pratumnak page.
Who it suits
The hill is chosen by those who want a quiet life near the sea with the city close at hand. For life without a car or a bike the area is inconvenient: the shops are small and the large centres are far. If shopping malls and hospitals within walking distance matter more to you, compare with Central Pattaya.
For price comparison: by FazWaz listings on 6 October 2026, the median price per metre in completed buildings in Pratumnak is $2,130, and in new developments on the hill $3,200 (four projects). These are asking prices and do not show transactions. A manager will send the price of a specific unit.
What to check before reserving
Construction nearby. There is construction on the hill, including at The Riviera Malibu itself and at neighbouring projects. Find out what may rise next door, inspect the site on a weekday and put the question to the developer in writing.
Slopes. In 2014 Pattaya Mail wrote about landslides on steep plots in heavy rain. We do not know what has been built since, so look at the plot after a downpour and ask about drainage.
Handover dates. Handover dates differ between catalogues and portals, so check the date against the contract and ask how the developer compensates for a delay.
Foreign quota. A foreigner registers a condo unit in their own name as long as the share of foreigners does not exceed 49% of the building’s area. Find out how much quota is free.
Fees. Ask for the monthly common-area fee and the one-off sinking fund contribution. For completed buildings in Pattaya the contribution is from 200 to $20 per sq m, and for a new development the developer names the rate.
Reservation contract. Read it in full before paying any money.
We will select units in other new developments in the city on the new developments in Pattaya page. No commission for the buyer. We check the documents before the deal. We show properties in person and by video.
